What to ask for instead
Anyone can put five stars on their own website. These are worth more, and you should ask every contractor you are considering for all of them:
- Photographs of the middle of a job. Finished rooms tell you about a photographer. Framing, rough-in and a taped ceiling tell you about a builder. Ours are in the gallery and written up in projects.
- The address of a job like yours. Not a reference letter — a real recent job of comparable scope, and permission to call the homeowner.
- Current proof of insurance, seen with your own eyes rather than described to you.
- A written scope before any money moves, with the work broken out so you can see what each part costs.
- How change orders work. Ask before demolition, not during it.
